Downsizing to a smaller home on a larger lot, the client inherited an excess of allowable square footage with which to expand the home to suit the changing needs of the family.

Moving the existing master bedroom to the upstairs addition allowed for a new circulation path along the rear wall, connecting the new family room to the kitchen and on through to the dining room. A series of monolithic glass doors and sliders wash the path with light and open views to the terraces and garden.

The new master suite is perched atop the first of several outdoor terraces, with a second larger bathroom serving the existing upstairs bedrooms. In addition the existing basement was fully finished to become legally occupiable, and programmed primarily for recreation/flex space.
